Where The Cleaning Authority wins
1. A system with a name, and it is a real one
Their page shows four zones (bathrooms, kitchens, living areas, sleeping areas) and says each is deep-cleaned on a rotating basis. Every recurring visit is a maintenance clean plus a detail pass on one part of the house, and the detail pass moves around. If you never want to think about baseboards again and you are fine with detail work arriving on their schedule, that is a genuine advantage. Our maintenance list does not cover everything every time, and we price detail work separately; how that works is further down.
2. Someone will come and look
Their Nashville page offers a free in-home estimate. For some homes that is the right call: an unusual layout, a property that has been let go, a house so large it is outside anyone's standard brackets. We do not send an estimator for a standard home, because the price comes from square footage and nobody has to see the kitchen to read a table. For the homes where a walkthrough genuinely helps, they have built for it.
3. Franchise infrastructure, and a family of brands
Scheduling systems, hiring pipelines, backup staffing when a cleaner is out, a chain of escalation above the local office, and sister brands in the Authority Brands family that cover the mosquitoes, the lawn and the dog's business in the yard. We are a family business that cleans houses. If the safety net of a national system is what lets you hand over a key, pick them and do not apologize for it.
4. Green products as the default
Environmentally responsible products, HEPA vacuums and microfiber are on their page as the standard, not an add-on. With us, green products are available on request at no extra charge, and we hold no third-party certification for them, which we say plainly. If you want eco products without asking, they lead.
Where The Valley Clean Team wins
1. The number, on one call, and it holds
Call 615-510-1427 during business hours. Give us the square footage, the bedroom count and the bathroom count. Whoever answers reads the same rate table, so the price does not depend on who picked up, and you hang up with a flat number for your house. Not a range, not "starting at", and nobody comes out first.
That number is the number on your bill. It moves in exactly two cases: you add scope after the quote, or the home was described differently than it is (square footage, bedrooms, baths, pets). The condition we find on arrival is not a reason to change it. In Nashville several companies promise a flat rate; ask any of them, including us, whether the quote is the number you will be billed, and listen for the pause.
2. The list is published, and so are the fees
Our 44-item checklist is on the site, room by room, next to the 57-item deep clean and the 50-item move-in/out list. So are the things that cost money: 24 hours' notice to cancel, $100 for a late cancellation, no-show or lock-out, $25 per pet, and a $5–$15 travel fee where it applies. Their Nashville page publishes neither a task list nor a fee, which does not mean they upsell. It means you have to ask.
3. An Airbnb turnover price you can see
Nashville runs on short-term rentals, and hosts price by the turnover. Ours starts at $125, on the website, and the Nashville Airbnb page explains what a turnover includes. Their page lists house, apartment, move-in/out and one-time cleans; if you host, ask them for a turnover price and scope in writing.
4. Deep cleaning when you decide, not when the rotation says
A deep clean with us is 57 items from $276: cobwebs, door frames, reachable ceiling fans and vents, glass surfaces, hand-detailed baseboards and wet-wiped blinds, on top of the maintenance list. Most customers book one first, drop to recurring, and book another before the holidays or after a renovation. You pay for detail work when the house needs it.
5. The owners answer
Text or call the Tennessee line and Todd or Christen reads it. Texts get an answer in minutes during business hours; written quote requests are answered within 2 business hours. The trade-off, named plainly: business hours, a small team, and jobs booked 2 to 3 days out. There is no national call center behind us.
Rotation, or the same list every visit: what you are actually buying
With a rotation, each recurring visit is a routine clean plus a detail pass on one zone. Their page shows four zones. If one zone gets the detail pass per visit, a biweekly customer sees each zone detailed about every eight weeks, and a monthly customer about every four months. The page does not state the cadence, so that is an inference; ask them how many visits a full rotation takes and what a first visit gets.
With us, every visit is the same 44 items across all rooms, the kitchen, the bathrooms, the bedrooms, laundry, dining and living areas, and the office. What is not on the list (inside the oven, inside the refrigerator, interior cabinets, the deep-clean detail work) is a deep clean or an add-on you choose. The crew is working the same sheet every time, so the result does not depend on who is scheduled.
Neither model is wrong. A rotation suits people who never want to think about detail work and are fine with it arriving on schedule. A fixed list plus a deep clean you book yourself suits people who want every visit predictable and would rather pay for detail work when the house calls for it.

A short-term rental in East Nashville, The Nations or 12 South
We publish the turnover price and scope; they ask you to request one. If you turn over a unit weekly, that difference compounds.
A large or unusual home where you want someone to see it first
Their free in-home estimate fits. For a home outside our published square-footage brackets we do a written quote within 2 business hours rather than a number on the call, so ask us too; just do not expect an estimator's van.
Move-out in Germantown, Wedgewood-Houston or Franklin
Our move-in/out clean is 50 items from $351, published so you can hold it against your lease's cleaning clause. They offer move-in/out cleaning too. Whoever you pick, get the scope in writing before the walkthrough.
